Due diligence is what the banks and insurers do every single time they decide on whether or not to provide a loan or write an insurance policy.

As has been repeated ad nauseum (seriously, I'm getting nauseous having to say it yet again), banks and insurance companies dp not and have never relied on estimated valuations from applicants when making such decisions. NEVER.
