Jared was a wealthy investment manager before Trump was in office. Jared nor Ivanka were ever employed by the federal govt. After Trump was out of office, SA decided to have Jared's investment company manage 2 billion for them. It's still their money!

As long as it was divulged in his extensive financial statements that Presidents are required to file each and every year in office and he was making payments on the debt, why would it prevent him from being in office?

FBI had the document, only because of a whistleblower did Comer and Grassley find out the document existed. They issued a subpoena to the FBI and they have until Wednesday to comply. My guess is like most things, the FBi is covering it all up by claiming there is a ongoing investigation, that should conclude a day after Biden dies.
