I'd say this is fairly simple to prove fraud you need a victim. Someone that his actions actually hurt. For Donald Trump there was no victim the people that actually loaned him the money admitted they made money and would be willing to work with him again in the future. Deutsche Bank testified on his behalf even stating they did their own calculations and Trumps property evaluations were not even considered.

In real estate when you are trying to get a loan you will attempt to show your property in the best light every bank knows this. Works exactly the same way when taking out a loan for a house. For example you bought a property you are not going to show the value based on tax assessment as they are always lower then property value. You are going to argue the property is worth this because other homes in the area sold for this. Problem is homes are rarely equivalent so it's always speculation.

Let's use Mar-a-Lago, the county gives Mar-a-Lago its current value for taxation of $37 million based on its annual net operating income as a club and not on its resale value as a home or its reconstruction cost. So this is not the value of the property it is based off its yearly income.the judge was to stupid to realize this but it is treated the same as rental income. Be like me buying a building with apartments the value is based on the rent I charge not the value if the property.

Real estate agents in Palm Beach have stated the value of the property anywhere from 600 million to 1.2 billion depending on who wants to aquire the property. This evaluation includes lots of factors such as property income the value of gold added to property and things like the historical value of thr property. Not to mention this is a former presidents home like it or not that adds value as well. I seriously doubt Trump would ever sell but if he did it would be for a huge sum.
