I suppose it’s possible that the suspect carried the knife in the sheath into the house in his hands and dropped it when he pulled the knife out as opposed to having the sheath attached to his belt as most people would carry it.

I wondered about that one too. Maybe he had it tucked into his waistband with his shirt pulled over it for concealment? Then in the middle of everything he dropped it (or it fell out) and he didn't notice or think to retrieve it--especially after he encountered a conscious victim and witness on the second floor and fled. Hard to say.
