Howdy. I have been watching Skinwalker Ranch since the Internet really began(20+ years). SWR, the Dulce NM Underground Base, and Area 51, are the coolest topics on the Net(and Nicola Tesla devices).
I believe your summation of SWR is getting warmer and I believe you are correct. I believe the "They"(those entities that are claimed present), are Extra-Dimensional Aliens. First, I have never been there(SWR), or even close. I would love to go there someday and try some "experiments".
I will give you a list of my Hypothesis points, and why:
(1).They have been coming here for a long time, and not only does the US gov know about it, they allow it, and have an agreement that no one gets hurt or killed(scared, but not hurt or killed). Magically, no one has been hurt or killed(reportedly directly)there. Sounds like a tech-transfer deal.
(2)."They" are bound by normal time, as they seem to come every 9 to 10 years. Otherwise they could just come at another previous time, and not be bothered by us.
(3)."They" are at SWR for a reason. There are plenty of much nicer places on Earth, and the Universe, than the Uintah Basin.
(4).The only thing truly unique about SWR is that it sits on one of the two sites on Earth that have deposits of "Gilsonite". Gilsonite is a unique Fossil Hydrocarbon similar to Coal or Tar. It has been used as Road Paving tar, and there is a mining company that is around 100 years old, just east of SWR that produces it.(curiously, few companies last that long, especially one for an obscure type of Coal/Tar).
(5).The other location for Gilsonite, is in Colorado(another high-strangeness hot-spot).
(6).There are numerous reports of underground machinery noises.
(7).The Sherman/Gormans were "Deed Restricted" not to dig on the property. It was "purported" a child was buried there.
(8)."They" are biological beings that eat. When NIDS tried the interlocking viewing camera trick(over the bait Cattle Pen), they could not see who or what simultaneously disabled the Cameras. The important info that was gleaned, was that "They" took the bait. Who would come and not want to eat steak? (If they eat, they can be killed-Gary Busey, -Predator II).
(9).There are different classes/levels of "They's". I surmise Workers/Sergeants/Managers/Leaders/, as 3-4 types of "Theys" have been consistently reported; Cigarette smoking Dog-men/Mega Wolfs/Giant bipedal Lizards with glowing eyes/floating Octopus-type things.
(10).I am also hypothicating that "They" are Inter-dimensional, because it would make much more economic sense to just pop through a portal to collect "Ore". It would make less economic sense to transport it across open deep space by a Ship.
(11)."They" have some type of "Predator Movie" type of visual cloaking device. "They" seem to pop in and out of view at will. Also, the reports of Geese flying into an invisible wall, 120 feet in the air(Big Cloaked Cargo Ship?). And reports of Foreign language conversations 20 feet above witnesses, in thin air, that even responded back to witness comments.
(12)."They" have some type of Anti-Gravity both for their Vehicles, and Personally-Individually.
(13)."They" may not always be completely here(in our Dimension). "They" may be only here for a Millisecond, then in their Dimension for a Millisecond, then back, many times a second. That would explain the high-velocity gun-shots not affecting the Gorman's reported Giant Wolf. When the one bullet partially hit, it struck the Wolf while materialized, as the Bullet passed through it on that shot it took off a hunk of flesh(that detached and rotted immediately). The other Bullets passed through, at the instant they were not here(like WWI Bi-planes shooting through a propeller and not hitting it). Slow-moving Shot-Gun fire seems to have dropped one target out of a tree(Giant Lizard w/Glowing Eyes). I think slower velocity Guns/Shotguns/Pistols are the smarter Idea. I suppose that is part of the trick to the travel, is you really are not completely gone/here, or need to be partially attached to the other Dimension, so that you can get back.
(14). I don't know what "They" would want the Gilsonite for. Many of our Drugs, Medicines, and Fertilizers, are made from similar Petroleum Hydrocarbons. Maybe it has a unique Molecular pattern that justifies the cost and risk of Inter-Dimensional Travel, and having to deal with hostile natives, nosy Hotel-Chain Owners, and meditating Guru's. I have no Idea.
CONCLUSION: Your synopsis in your post was the closest I have seen to someone getting close to an answer. I have spent decades reading everything on the Internet, all the Books, all the Videos, and all the Radio Broadcasts on SWR. All of these are My theories to logically explain what is reported going on there at SWR. Maybe, it's all a hoax based on hearsay, conjecture, folk lore, legends, and a few scammers just trying to sell some books or movies. I don't know, I have not been there. SWR may not even exist at all. Anyway, thanks for putting up with my rantings, and tell me what you think of the above.

Well I watched the whole video in the OP. Certainly fun to entertain but with no proof of anything I can't take this seriously at all.

Should it not be important enough given all the time people spend on this, do a real investigation.

50 cameras different angels some thermal some night vision, place down voice recorders all over the place, and one near each camera. Use metal detectors, use ground penetrating radar, use meat lure, set up traps.

Do something to provide any evidence.. so far its just been treated as a amusement park for the whole family to come a listen to some ghost stories, or just get some cheap content for your youtube channel

Bigalow did hire some serious dwn t earth skeptic scientists and there is a lot we are not told. If those scientist are who they say they are you can bet they did try to use all possible ways and equipment to get some evidence. And from what i could make of it this team did get some interesting stuff which had been kept quiet.
